In an unfinished attic, effective ventilation includes intake vents, which are found along with the soffits, and exhaust vents, which are located at the peak or ridge of the roof. This system allows for a healthy and continuous flow of air through the space and the rest of the home. Here’s why roof ventilation is important.

Why Proper Roof Ventilation Is Important for Your Home

Comfortable Living Space

When it is hot and humid outside, the sun beating down on the roof can cause the temperature in the attic to escalate. Exposure to this excessive heat can result in several structural problems, such as premature aging of the shingles and warping of the roof sheathing. If the attic floor is not adequately insulated, that heat can flow back into the living areas and make it strenuous and expensive to keep the home cool and comfortable.

Prevention of Ice Dams

In places where the temperature drops below freezing in the winter months, warm air from the heated living space below runs off into the attic and rises to the underside of the roof deck. As the sheathing warms, the snow collecting on the rooftop begins to melt, causing water to drizzle down the roof. Once it reaches the cold exterior brim, it refreezes into ice, forming an ice dam that blocks the escape of further runoff. When water has nowhere to go, it can back up under the shingles and cause water damage, such as leaks and mold, on other components of the home, including the siding. A well-ventilated attic with self-adhered underlayment reduces moisture to keep the attic dry, which prevents ice dams.

Reduced Moisture

Over time, moisture can cause the roofing system to deteriorate and wreak havoc on the attic insulation. In an excessively warm attic, moisture can also allow mold and mildew to thrive, which not only adds stress to the cooling equipment, but also poses lung and other health risks to the residents.
