Some property owners consider the installation of their roof as a one-time deal. Once it’s done, they’ll never have to worry about it ever again. But that’s just not the truth. Improper installation and poor roofing materials can cause problems – almost immediately. Here are some red flags that could reduce your roofing system’s lifespan.

Water Pooling

Because most commercial roofs are flat (or as flat as the eye can see – they actually have a small incline to drain water), heavy rain or a storm can wreak havoc on it as far as dumping water on the roof. These puddles of water usually evaporate after a while or after it drains. But if they’re stagnant for a few days, there might be something wrong with your drainage. Leaks

A large volume of water (or just plain excess water) on your roof may erode the water-resistant barrier on most commercial roofs and find its way into the interior of your building. While you may not see something as dramatic as actual water gushing from your ceiling, water leaks may manifest as brown stains or streaks on your walls and ceiling, which indicates water damage. If you have foam insulation as well, leaks may render them ineffective, which just reduces your building’s energy efficiency.


Like water pooling issues above, this may stem from a drainage problem, but it can also mean your commercial roof needs to be replaced as it may have been already compromised.

Clogged Plumbing

Finally, while most commercial properties have separate drains for water, some smaller buildings don’t. If you find your plumbing is suddenly clogged or slow to drain, there may be something wrong with your plumbing system, which could prevent water on your roof from draining properly.
