1. Check the Attic

Attic issues indicate something’s not right with your roof. Take a flashlight to the attic and check for stains and streaks. If you can see beams of light, it means there are gaps in your attic where leaks could enter and cause significant damage to wooden components. 

2. Old Roof

An older roof that has gone through storm damage is more susceptible to issues, such as leaks, curling and cracking. Check your purchase receipt or warranty documents to know your roof’s age. Typically, an asphalt shingle roof can last for 20 to 25 years until it needs a replacement.

3. Shingle Damage

Asphalt shingles should look even and uniform from the curb. If several shingles are curling or buckling, you may only have a few years left until you need to replace your roof.

4. Shingle Granule Loss

Granules protect asphalt shingles from excessive sun exposure and other elements. A small amount of granules in your gutter after installation is normal because these are only excess granules from manufacturing. However, if you see the granules in your gutters and downspouts after years of using the roof, you can assume that your roof is reaching the end of its lifespan.

5. Sagging

Sagging indicates severe damage to your roof’s structure. Rot and mold growth have probably weakened the sheathing and rafters that are propping up your asphalt shingles.
